Property Description
Rare Equine Paradise on 14+ Acres - Turnkey Horse Property with Solar-Powered Barn, 4,980 Sq Ft Home & Endless Sunsets South of Portales Stop scrolling. This is the one! Welcome to the horse property you've been waiting for - and the one that won't wait for you. Nestled on over 14 pristine acres south of Portales, this one-of-a-kind equine estate delivers everything serious horse owners dream about: a professionally equipped barn, solar-powered infrastructure, fenced and cross-fenced pastures, and a sprawling 4,980 sq ft home with room for the whole family to spread out and breathe. THE HOME - Where Comfort Meets Country Grandeur Built in 2005 and meticulously maintained, this two-story beauty features 4 spacious bedrooms and 3 full bathrooms - including a master suite with a bonus space perfect for a home office, sitting room, or private exercise retreat. Two generous living areas give everyone their own space, while the sun-drenched eat-in kitchen becomes the heart of every gathering. An upstairs flex space begs to become your game room, media lounge, or kids' play haven. NEW ROOF (2023), new water heater (May 2025), HVAC inspected with new thermostats (February 2025), new tile in the upstairs en suite bathroom, and a double oven replaced in 2018. Storage? You'll run out of things to store before you run out of space. A THREE-CAR GARAGE gives you room for vehicles, toys, equipment, and then some. THE BARN & EQUINE FACILITIES - Built for Horsemen, by Horsemen This isn't a weekend hobby setup - this is a working equestrian operation ready for day one: 4-stall barn with sliding doors opening directly to back pasture - plus one double stall inside SOLAR PANELS powering the barn (hello, energy savings!) Insulated tack room with electricity - year-round comfort for your gear Cross ties in the barn aisle for safe, easy grooming Skylights installed in 2023 - natural light floods the workspace Hay storage area accommodating 300–500 small bales Two covered side pens and one covered stud pen - protection from New Mexico's sun and wind. Horse walker for conditioning and rehabilitation One pasture configured as an arena - ready to ride Chicken house with separate indoor and outdoor rooms - farm-fresh eggs daily Note: Round pen does not convey with the property. THE LAND - 14+ Acres of Fenced Freedom Every inch has been thoughtfully managed. The entire property is fenced and cross-fenced with quality materials. The front pasture was seeded with blue grama and other native grasses - drought-tolerant, low-maintenance, and perfectly suited for grazing in Eastern New Mexico's high plains climate. An apple tree in the backyard has produced faithfully every year - imagine fresh pies from your own orchard. Sprinklers on a programmable timer system keep everything green without the guesswork. WHY THIS PROPERTY - The Numbers That Matter At $475,000, you're looking at approximately $95/sq ft for nearly 5,000 square feet of living space PLUS a fully equipped equine facility on 14+ acres - and that's before you factor in the solar panels, recent roof, new water heater, and tens of thousands in equine infrastructure that would cost far more to build from scratch. Try pricing out a new barn, solar installation, fencing, horse walker, and covered pens today - you'll quickly see this property delivers more than the asking price.Properties like this - with this level of equine infrastructure, acreage, AND a move-in-ready home - simply do not come to market often in Roosevelt County. WHO THIS IS FOR This property calls to the serious equestrian who refuses to compromise. The ranch family who wants room for horses AND a home their kids will never want to leave. The remote professional who needs blazing-fast internet but craves wide-open skies. The investor who sees a turnkey equine operation that would cost significantly more to replicate from the ground up. The sunsets here aren't filtered. And the freedom? That's something no city can offer!
